Why the Eastern Algarve

A slower, more authentic Algarve

Dreaming of sunny skies, a walkable town and a welcoming community? The Eastern Algarve, the coast between Faro and Vila Real de Santo António, is where Portugal still feels Portuguese: working fishing towns, a protected lagoon, and one of the best year-round climates in Europe.

  • Authentic charm with far fewer crowds than Lagos, Albufeira or Vilamoura.
  • Over 300 days of sunshine a year and mild, livable winters.
  • Walkable, safe historic towns with healthcare and modern amenities close by.
  • Faro airport on the doorstep, direct flights to the US-connecting hubs, the UK, Ireland and Europe.
  • A friendly, established international community that integrates rather than replaces local life.

The Towns

From Faro to Vila Real de Santo António

The Eastern Algarve is a string of distinct towns and villages along the Ria Formosa and Guadiana rivers, each with its own character and price point. Tavira is the cultural anchor at the centre.

Tavira ★

The elegant cultural hub, river, castle, markets and year-round life. Our home base.

Faro

Regional capital, airport, hospitals and university, the gateway city.

Olhão

Working fishing port with a fashionable, creative old town and island beaches.

Fuseta

Laid-back lagoon village between Olhão and Tavira, loved for its calm pace.

Santa Luzia

Waterfront fishing village, the “octopus capital”, 10 minutes from Tavira.

Cabanas de Tavira

Boardwalk, island beach and strong rental appeal just east of town.

Conceição & Moncarapacho

Quiet villages and country living minutes inland from the coast.

Cacela Velha & Manta Rota

A postcard hamlet and long sandy beaches toward the border.

Altura · Monte Gordo · VRSA

Golf, wide beaches and the riverside border town of Vila Real de Santo António.

Not sure which town fits your life and budget? That’s exactly the conversation we love to have.
Why Tavira
Rooftops and church towers of historic Tavira above the Gilao river

The heart of the Eastern Algarve

A town of 26,000 on both banks of the Gilão river, Roman foundations, a Moorish castle, 37 churches and a river that still lands fish each morning.

  • Genuine year-round life, cafés serve locals in February, not just tourists in August.
  • Walkable and safe, filled with historic architecture and independent restaurants.
  • Island beaches on the protected Ria Formosa, reached by ferry or the Barril train.
  • Rail, motorway and Faro airport all within easy reach.
Community & Lifestyle

You’re not alone here

Relocating is as much about people as paperwork. Tavira is peaceful, friendly and welcoming, and a growing international community makes landing softer.

An established network

We stay connected with expats who’ve already made the move, from the US, UK, Ireland and across Europe, and love it.

Meet & connect

From social meetups and local events to pickleball and the markets, there are countless ways to find your feet.

Land to Sea support

Our relocation programme helps you feel informed and connected from day one, long before you arrive.

Getting Here

Closer than you think

From the US

TAP Air Portugal flies direct to Lisbon from several US cities; from most others, Lisbon is a single connection away, then a short hop or scenic drive to Faro.

From the UK & Ireland

Direct flights to Faro run year-round from London, Dublin, Manchester and more, often under three hours.

Around the region

Faro airport is ~30 min from Tavira. A coastal train line and the A22 motorway link every town from Faro to the Spanish border.

Visas & Residency

Your route to living in Portugal

The right visa depends on your situation. The most common paths for our clients:

D7, Passive Income

Ideal for retirees and anyone with stable income (pensions, investments, rental). You’ll typically need proof of income, accommodation, health insurance and a background check.

D8, Digital Nomad

For remote workers and the self-employed earning above the income threshold from outside Portugal. Available as a temporary-stay or residency route.

Golden Visa

A residency-by-investment route (via qualifying funds and other options) with minimal stay requirements, a fit for investors keeping a base elsewhere.

Start your visa process 4–6 months before you move. We’ll connect you with trusted immigration lawyers and guide you through every step.
Taxes & NIF

Get your finances in order

  • NIF (tax number), your first practical step, needed for almost everything. Obtainable online or via a lawyer we can refer.
  • Portuguese bank account, some banks let you open an account with a modest opening deposit; we introduce you to expat-friendly branches.
  • Tax residency & incentives, Portugal offers incentives for new residents; the right structure depends on your income and home country.
  • US citizens, remember FATCA/FBAR and US filing obligations. We work with cross-border accountants who understand both systems.
We’ll connect you with trusted tax consultants who understand both the Portuguese and your home-country systems.

Healthcare & Insurance

Excellent care, at a fraction of the cost

Portugal has strong public (SNS) and private healthcare. Most international residents combine public registration with affordable private insurance for speed and English-speaking care.

Private health insurance

International and Portuguese insurers offer plans that are a fraction of US premiums; some cover many pre-existing conditions. We’ll help you compare and choose.

Local facilities

Tavira has a health centre and private clinics, with the main public hospital and private groups in Faro just ~30 minutes away.

Cost of Living & Driving

Day-to-day life

Cost of living

Daily life in the Eastern Algarve costs far less than most US and Northern-European cities, fresh market produce, dining out and utilities are notably cheaper, while quality of life is high.

Driving in Portugal

You can drive on your home licence for a limited period after arrival; some licences can be exchanged without a test, others require the Portuguese exam. We’ll confirm what applies to you, and Tavira itself is genuinely walkable.

Buying Property

How buying works in Portugal

The process is secure and well-established, and with us on your side of the table, you’re represented, not sold to.

  • NIF & funds in place. Get your tax number and, if needed, arrange currency exchange and financing.
  • Search across every source. We look beyond the portals, other agencies, developers, private and off-market owners, to find the right home.
  • Reservation & due diligence. Your lawyer verifies title, licences and debts before you commit.
  • CPCV (promissory contract). Terms and deposit are agreed and signed; the purchase is locked in.
  • Escritura (deed) & taxes. The final deed is signed before a notary; IMT and stamp duty are paid, and the keys are yours.
As buyer’s agents we search, shortlist, negotiate and coordinate the legal process, always working for you, never the seller.
Pets & Belongings

Bringing your life with you

Your Pets
  • Vaccinations and a vet health certificate are required, with a final check close to travel.
  • Pet-friendly cargo and cabin options exist on the right routes, timing and paperwork matter.
  • We help coordinate the logistics so your furry family arrives safely and stress-free.
Your Belongings
  • Start planning 4–6 months ahead with experienced international movers.
  • Used household goods may qualify for tax-free import when relocating your primary residence.
  • Skip bulky US appliances (voltage differs), we’ll help you choose the right logistics partner.
